A Water Damage Company Built Around One Frustration
We got tired of watching neighbours get quotes that didn't explain themselves. So we built a company where the moisture reading comes before the invoice, every time.

Why We Started Doing This Differently
Flood Service Master grew out of a simple observation about how water damage estimates usually get written in this industry, and a decision to do it differently in Vaughan and the surrounding GTA.
The problem we kept seeing
Homeowners across this region, from established Woodbridge neighbourhoods to newer Kleinburg subdivisions, kept describing the same experience: a contractor walks in, glances at the visible damage, and hands over a number with no explanation of how it was reached. When the drying didn't hold or the smell came back, there was no reading to point back to, just a shrug.
What we do differently
Every estimate we write is backed by an actual moisture meter reading, taken in front of the homeowner, at multiple points across the affected area. That reading is what determines the scope, not a visual guess. It means our quotes take a bit longer to put together than a drive-by estimate, and we think that's exactly the point.
Who we work with
We work directly with homeowners across Vaughan and the broader GTA, and we also support insurance claims by providing the kind of documented, numbers-backed reporting adjusters actually want to see, rather than a vague description of 'water damage observed.'
What stays the same, job to job
Every house is different, an older Woodbridge basement doesn't behave like a new Kleinburg subfloor, but our process doesn't change: measure first, explain the reading, then scope the work around what's actually happening in your home.

What We Stand Behind
Our approach comes down to a handful of commitments we hold ourselves to on every job.
Measure before we quote
No number goes on paper until a moisture reading has been taken and explained to you.
Plain-language scopes
You should be able to read your estimate without needing us to translate it.
Honest salvage calls
We tell you what can be dried and saved, not just what's fastest to replace.
Regional housing knowledge
We scope differently for older poured-concrete basements than for newer subdivision builds.
Documentation that holds up
Photos and readings organized the way insurance adjusters actually want them.

About Us: Common Questions
What areas do you serve?
We're based in Vaughan and serve the broader Greater Toronto Area, including Durham, Halton, Peel, and York regions, along with the City of Toronto.
Do you work with insurance companies directly?
We provide the documentation, photos, and moisture logs that support your insurance claim, formatted the way adjusters typically expect. The claim itself is handled between you and your insurer, but we make sure you're not missing the evidence you need.
What's the best way to reach you?
Email is the fastest and most reliable way to reach us. Send us a description of the situation, and photos if you have them, and we'll respond with next steps.
Do you only handle emergencies, or ongoing moisture issues too?
Both. We handle urgent flooding and active water events, but we also assess slower-developing issues like a chronically damp basement wall or a recurring window well leak, since those often need the same moisture-based diagnosis.
Why does your process take longer to quote than some other companies?
Because we take moisture readings across multiple points before writing a number, rather than eyeballing the visible damage. It adds a bit of time upfront, but it means the quote you get actually reflects what's happening in your home.
